What Is a CP12?
A CP12 — also known as a Landlord Gas Safety Record — is the official certificate issued after a Gas Safe registered engineer has inspected all gas appliances, pipework, and flues in your rental property.
Under the Gas Safety (Installation and Use) Regulations 1998, every landlord in England and Wales is legally required to have a CP12 carried out every 12 months. There are no exceptions.
Failure to hold a valid certificate can result in fines of up to £6,000 per property — and in serious cases, criminal prosecution.

What the Inspection Covers
Every CP12 inspection carried out by Swansea Gas & Oil includes:
Visual inspection of all gas appliances (boiler, gas fire, gas hob, etc.)
Full gas tightness test — checking for any leaks in pipework and connections
Flue flow test — ensuring harmful gases including carbon monoxide are safely expelled
Ventilation checks — confirming adequate airflow to all appliances
Safety device testing — all controls and cut-off devices checked and operational
Emergency control valve check
Equipotential earth bonding verification
Your Legal Responsibilities as a Landlord
As a private landlord or letting agent in South Wales, here is what the law requires you to do:
Have a CP12 gas safety check carried out every 12 months by a Gas Safe registered engineer
Provide a copy of the certificate to your existing tenants within 28 days of the inspection
Provide a copy to any new tenant before they move in
Keep copies of all certificates for a minimum of two years
These rules apply to all residential rental properties with gas appliances — houses, flats, HMOs, and holiday lets.

This is something we hear regularly. But whether a fault has been identified before or not, if we find it, we will record it and we will put it right — that is not negotiable.
We have attended properties where a boiler has been running a certain way for five years. Our answer is always the same: under Gas Safe regulations, it is unsafe. The fact that a previous engineer missed it doesn't make it acceptable.
Our engineers are legally required to note down every issue that does not meet current Gas Safe standards. We will not pass an appliance we are not satisfied is safe.
