A CP12 — also known as a Landlord Gas Safety Record — is the official certificate issued after a Gas Safe registered engineer has inspected all gas appliances, pipework, and flues in your rental property.
Under the Gas Safety (Installation and Use) Regulations 1998, every landlord in England and Wales is legally required to have a CP12 carried out every 12 months. There are no exceptions.
Failure to hold a valid certificate can result in fines of up to £6,000 per property — and in serious cases, criminal prosecution.
